LA RECE terms of service

1. The service
LA RECE is a legal review of an apartment before purchase. The service is provided by First Principle law firm, registered with the Bucharest Bar as PATRICIU – Societate Civilă de Avocați, tax identification number RO38960435, with its office in Bucharest, Sector 1, Calea Victoriei no. 155, building D1, section 5, floor 6, apartment A6. 2. What we analyse
Within the scope of the case and relevant checks, we analyse the seller’s right, the legal subject matter of the transaction, the land register and cadastral documentation, encumbrances and third-party rights.
3. What the review does not include
It does not include an on-site inspection, structural or cadastral expert assessment, valuation or separate tax and accounting advice. Tax-related documentary requirements relevant to signing may be analysed as part of the legal review. Representation, negotiation, attendance at signing and drafting the sale agreement are agreed separately if needed.
4. The result
The report explains what is in order, what needs clarification, which issues are material and what action is recommended. It includes separate lists for the seller and buyer at signing, explaining what the documents must establish or contain. Only the version approved by the lawyer is delivered.
5. Price
The final price is RON 500, including VAT. Payment is available only after acceptance of the minimum case documents. Processing begins after verified confirmation that payment has been received; returning from the payment page does not confirm receipt. There is no paid supplement for an individual issue.
6. Minimum documents before payment
A completed questionnaire, the seller’s title document and a land register extract issued within the past six months are required. We accept PDF, JPEG, PNG and WebP, including legible photographs and screenshots. For HEIC/HEIF, provide a PDF, JPEG or PNG file before uploading. Property identification and legibility are checked before payment, without AI. This check does not confirm the legal sufficiency of the documents.
7. The tailored request
After verified payment, we prepare the list of required documents and the email for the seller. The lawyer reviews and approves them before publication. You copy and send the message; the platform does not contact the seller automatically.
8. Completing the case
You have exactly 168 consecutive hours from publication of the approved request. You may close the case earlier using the “These are all the documents — start the analysis” button. At closure, the questionnaire and case documents are frozen. Successive uploads do not start new analyses.
9. Delivery deadline
The report is delivered within 48 consecutive hours of case closure. Deadlines run through weekends and public holidays. A processing or technical-check delay does not move the time of closure or extend the deadline. The lawyer reviews the preliminary report, authorises final drafting and approves the exact version delivered.
10. Later documents and major issues
Later documents do not automatically reopen the frozen case. The lawyer decides separately how they are handled. Identified issues are explained in the report; only truly major issues may require discussion of a separate engagement.
11. The agreement and start of the service
The service is provided under the legal assistance agreement and the LA RECE annex, communicated before payment. A consumer Client may expressly request that the service begin after payment confirmation, before the withdrawal period expires. Without that request, performance begins after the period expires. The 168-hour and 48-hour periods run from the events described above.
12. Consumer withdrawal
For an agreement concluded online, you have 14 days from conclusion to communicate your withdrawal at contact@la-rece.ro or by post to the Firm’s office. If you requested an early start, you owe only the proportionate amount for services actually performed, subject to the statutory information and consent conditions. The balance is refunded within 14 days of notification, using the same payment method unless we agree otherwise without cost to you. The right is lost after full performance only if you expressly requested an early start and confirmed beforehand that you understood this effect. Payment or case closure do not, by themselves, extinguish this right.
13. How to communicate withdrawal or a complaint
You may send any unequivocal statement of withdrawal. Optional form: “I hereby give notice of withdrawal from LA RECE agreement no. [number], concluded on [date]. Name and address: [details]. Date of notice: [date]. Signature: [only for notices on paper].” For questions or complaints, write to contact@la-rece.ro. You do not need to give a reason for withdrawal.
