Within 12 months of initial report delivery, the same client can request a complete review of the same apartment before the final purchase: 250 lei, VAT included.
Review an off-plan apartmentIt is the usual, complete review of the completed apartment, using current documents and a fresh analysis. The discount reflects the history and initial analysis we already have, without lowering the legal standard. Earlier conclusions are not automatically treated as still valid.
It is optional, ordered from the initial case after the report is delivered, and has its own agreement, payment and report. The discount applies once to the same client for the same apartment. There is no automatic charge and no obligation to buy both stages. The request must be recorded within one calendar year (12 months) of initial report delivery; the price remains 250 lei even if admission, payment or the report follows after that deadline.
Access to the original case remains limited to 90 days. Afterwards, within the one-year period, contact contact@la-rece.ro: the lawyer verifies identity and can issue a restricted invitation to request the continuation. It does not reopen the old report or extend the one-year archive.
At both stages, Șerban Patriciu personally reviews and approves the report.
The initial review does not guarantee that the project will be completed. Reviewing the documents does not confirm the physical condition or progress of construction and does not replace a technical inspection.

You have 7 days from publication of the approved document request in your account. If you finish sooner, you can close the document collection stage then.
Once your file is closed, we analyse the documents. Your final report, personally reviewed and approved by Șerban Patriciu, is available in your secure account within 48 hours of file closure.
We analyse the project documents, promised rights and obligations, deposits and the terms of the agreement you intend to sign. The report distinguishes identified issues, missing information, conditions recommended before signing/payment and matters to review again before the final purchase. It does not guarantee project completion or physically confirm construction progress.

The reduced price reflects the initial analysis and history of the same apartment, not a lower legal standard. It is available once to the same client, after the initial off-plan review has been paid for and delivered. Request the final review within one calendar year (12 months) of initial report delivery. A request recorded in time retains the price even if admission, payment or the report follows later. No. The later review is ordered and paid for separately, if you want it. There is no automatic charge. The usual 500 lei review for a completed apartment remains a complete service, with no mandatory second fee.
For a completed apartment, start with the seller’s title deed and a Land Registry extract issued within the last six months. For an off-plan apartment, start with the land/project and unit identification, available documents on the seller’s rights, the plan and the relevant draft agreement. We do not require an individual Land Registry entry for a future apartment that does not yet legally exist as a separate unit. After payment, the lawyer approves a tailored request for additional documents. If you are unsure what to request or whether the service suits your situation, write to us before you start.
You receive your report within 48 consecutive hours of file closure, including weekends and public holidays. Your file closes when you choose to finish adding documents or when the 7 days (168 consecutive hours) from publication of the approved document request expire. The 48-hour period does not start at payment or your first upload.
You can upload documents as you receive them. The report explains what we could verify from the available information, what remains unconfirmed and how the missing information affects our conclusions. Missing documents do not mean the apartment is problem-free.
The notary has their own duties to check documents and must remain impartial. LA RECE analyses the documents in your interests as a prospective buyer and makes recommendations to help you decide. Any report requested by a bank should be assessed by what it actually checks; we do not assume it covers the same questions.
The service addresses a specific need: a legal review before buying an apartment. Technology helps us work efficiently, while Șerban Patriciu checks the analysis and personally approves the report. The price is fixed and includes VAT.
Documents are kept private and encrypted, with controlled access. You upload them and receive your report in your secure account. Details about data protection and the use of AI are available in our privacy policy.
