APARTMENT IDENTIFICATION AND OFFER • The written offer: the apartment, floor areas, total price, VAT if applicable, and included property. • The apartment plan and identification of the parking space / storage unit, if included. • The owner's name; for a company, its name and tax identification number (CUI). 2. OWNERSHIP AND CADASTRAL RECORDS • The seller's title deed, in full, with annexes. • An informational Land Registry extract, as recent as possible. • The cadastral documentation and the apartment's measured floor plan. • Documents establishing rights over the parking space, storage unit, land and common areas, including separate Land Registry extracts, if any. 3. CONSTRUCTION AND ACCEPTANCE OF COMPLETED WORKS Especially for apartments bought from a developer: • The building permit and any amendments or subsequent permits. • The minutes of acceptance upon completion of the works, with annexes and any documents concerning the resolution of objections. • The certificate attesting completion of the building. • The deed dividing the building into individual units and the relevant annexes. • The approved plans relevant to the apartment. • The deed by which the developer acquired the land. For older buildings, please send the available documents concerning the construction and registration of the building. If the apartment has been altered or its internal layout changed, please send the documents and plans relating to those works. 4. CONTRACTUAL DOCUMENTS • Available drafts of the reservation agreement, preliminary sale agreement and sale contract, with all annexes. • Specifications for finishes, fixtures and handover conditions, if included in the offer. 5. MORTGAGES, DISPUTES AND THIRD-PARTY RIGHTS • If there are mortgages: the available terms and documents for releasing the apartment and ancillary property from encumbrances. • Information and documents concerning known litigation, notices, enforcement proceedings or challenges affecting the property or the building's authorisation. • Relevant agreements if the apartment is rented out, occupied by third parties or promised to another buyer. 6. ACCESS, UTILITIES AND MANAGEMENT • The status of permanent utility connections and individual metering. • Documents concerning access, if access is via a private road. • Management agreements and rules the buyer would be required to accept, with the associated fees. • Information about arrears, approved works to common areas or other costs that may fall to the buyer. To begin with, the priorities are the title deed, Land Registry extract, measured floor plan, written offer and available draft contract.
